The whole "4 years should beat some random old guy" thing misses the point completely... that old guy has been doing this for decades and seen every money mistake possible. A finance degree teaches you theory and formulas, but it doesn't tell you how to actually handle cash when you're living paycheck to paycheck. The landlord probably learned by losing money himself, then figuring out what actually works. You can't get that kind of real world knowledge from a textbook or a lecture. It's like learning to swim by reading about water versus just jumping in the deep end.
