Spent $300 on a site survey report that turned out to be garbage

I paid a local engineer $300 to do a quick Phase I report on a small strip mall I was looking at in Tulsa. He missed a old dry cleaning operation in the back unit that had been dumping solvents for years. Now the bank is asking for a Phase II and the deal is probably dead. Anyone else get burned on a cheap environmental report?

Did you see that story a few months back about a guy in Dallas who found out his cheap Phase I missed a buried fuel tank? The bank just straight up walked away. Makes you wonder if saving a buck on those reports is ever worth the headache, huh?

Wait, was that actually in Dallas? I thought I heard about a similar case but it was somewhere in Florida or something. Could be wrong though.
