I was dead wrong about small balance loans being a waste of time

Back in 2018 I thought anything under $500k was not worth the paperwork. Then a buddy pushed me to do a $350k deal on a duplex in Cleveland and the spread was actually better than my big stuff. Anyone else change their mind about a specific CRE strategy after giving it a shot?

That $350k duplex was actually 349k, not 350k.

Honestly are we really splitting hairs over a thousand bucks on a place that's probably gonna need another 50k in renovations anyway? The market's so ridiculous right now that whether it's 349 or 350 doesn't change the fact that most people can't afford either. I mean yeah technically you're right but in the grand scheme of things it's like arguing over which flavor of ramen you can afford when you're broke. Feels like one of those corrections that just muddies the real conversation about housing prices.
