Finally got a small apartment deal to pencil out after six months of looking
I spent the last week crunching numbers on a 12-unit building in a mid-sized city, and the lender finally gave me a term sheet yesterday. The rate is a bit higher than I wanted, but the loan-to-value came in at 70%, which was the key. In my experience, getting that first real quote on a property you've been tracking feels like a win, even if it's not perfect. It makes all the spreadsheets and phone calls feel worth it. Has anyone else had a deal finally start to make sense after a long time looking?

What kind of rate did they quote you? That 70% LTV is a huge win though, it gives you so much more breathing room. I had a deal sit for months before the lender finally came back with terms that worked.

Snapped a picture frame together backwards last week and only realized it when the glass was on the wrong side. Pretty sure that's the exact opposite of this feeling. But when the numbers DO work out, yeah, it's like finding that missing screw under the couch cushion. Just wish I could get that high more than once a year, you know?
