A quick warning about site walk-throughs after what happened Thursday
I had a call with an inspector in Columbus on Thursday and he told me something that has me rethinking how I schedule final checks. He said he has flagged three jobs this month where the contractor was not on site during the walk-through, and two of those turned into lien disputes because the homeowner pointed at things that were never in the contract. His exact words were "if you are not standing next to me, you are signing away your right to argue." I always thought showing up was just good manners, but now I see it as legal cover. I am going to block out the full window for every final inspection from now on, even if it means pushing back a start date. Has anyone else had a claim denied because they skipped the walk-through? What did you do about it?
