Used to hire the cheapest general contractor on Craigslist for my rental flips, but after a $12,000 foundation crack in Denver last spring, I now pay a premium for a licensed guy who actually pulls permits
What changed for me was watching that cheap contractor cover the crack with drywall and a coat of paint, so how do you all vet your contractors before handing over a deposit?

That's a fair point, but I kinda disagree on the pattern thing lol. Sometimes a cheap fix buys you time to save up for the real deal, and that's not always a bad thing. For me, vetting contractors is all about asking for photos of their last three jobs with permits pulled, then actually calling the city to verify. Good luck but don't stress too much, a lot of this stuff is just luck honestly.

Cheap fixes just kick the can down the road, and that pattern shows up everywhere in life.
