I mean idk maybe it's just me but I was shocked to find out how few Amazing Spider-Man #1s are left in good shape

Yeah, that's the real killer with those old books. Like @david_craig said, just a good bag and board from the start makes a huge difference. I've seen so many copies where someone just left it in a hot attic or a damp basement for thirty years, and the pages are all brown and brittle. The staples rust out and stain the cover, or the whole thing gets warped. It's a shame because a little basic care would have saved them.

Honestly, getting my own copy graded was a game changer. Tbh I just kept it in a mylar bag with a full back board from the start, stored it flat in a dark closet. Ngl it sounds basic but that alone kept it in way better shape than most from that era.

Grading feels like paying a lot for a number in a plastic case. @david_craig's book was already safe in that mylar, so the grade just confirmed what he already knew. A lot of that stuff is for people who want to sell, not for readers who just want to keep their books nice. The whole system can make people care more about the score than the actual comic. Keeping it simple in a bag and board has always worked just fine for preserving the story and art.
