A mentor told me my framing was too cluttered and it hit hard

I was showing around a duplex in Phoenix last month and this older agent I respect just straight up said my comps were all over the place and making buyers confused. She showed me how to narrow down to just 3 key points instead of 8 different stats and the next open house felt way cleaner. Has anyone else had a tough but right-on critique that changed how they present their work?

My buddy who sells homes up in Portland had a similar wake up call a few years back. He used to cram every single detail he could find into his listing presentations, like square footage, lot size, school ratings, nearby amenities, you name it. One day his broker watched him present and told him point blank that his clients were zoning out after the third stat. She made him pick the three strongest selling points and lead with those every time, no exceptions. He tried it on his next listing and the sellers actually started asking follow up questions instead of just nodding. That feedback stung for him but he says it's the reason he started closing more deals.

Yeah exactly like that Portland story, once I cut my stats down to three things people actually started asking real questions.
