That day in Tacoma when the old floor joists were completely shot

I was under a house on a repair job and found the main beam was rotted for about 8 feet. The homeowner wanted a cheap fix, but there was no way around a full sistering job with new pressure-treated lumber. It turned a simple floor leveling quote into a two-day nightmare. Anyone else had a job where the real problem was way worse than it looked from the top?

Tell me about it... opened up a wall for a leak and found the whole corner post was just gone, like a termite buffet.

But how bad can it really be... I mean, a corner post is a big deal, but houses don't just fall down from one spot. Seems like it could be fixed.

Yeah, I used to think like that too until my own place had a bad spot. Carr.xena's post really shows how fast things can go wrong, huh?
