My realtor finally admitted a broker gave her a better rate on my deal

I was showing a house to a client last Tuesday in Nashville and we got to talking about her own home purchase a few years back. She told me she went with a big bank because it felt safer. I asked if she checked a broker first and she just shrugged. Then she pulled out her phone and ran the numbers on a broker site right there in the driveway. She sighed and said I should have done this from the start. The broker was offering half a point lower with fewer fees. That stuck with me because even people who work in real estate get locked into the bank mindset. Has anyone else had a pro tell you they wish they went with a broker instead?

That broker versus bank thing cuts deeper than most realize because the banks own the appraisals too sometimes. When you go with a big bank, they might inflate the appraisal or drag their feet just to keep you locked in. A buddy of mine had a closing delayed two weeks because the bank's appraiser was busy, but a broker would've just called another guy.
