My broker saved me from a bad investment last Monday. Could a banker have done the same?

I was about to dump $12,000 into a REIT that looked solid on paper, but my broker flagged some red flags in their financials from 2023. He said it was overleveraged and likely to cut dividends. Has anyone else had a broker catch something a bank advisor would have missed?

Oh man, I feel that... it's scary how fast you can almost throw money into something that looks good on the surface. Good thing your broker caught that, mine's saved me a couple times too.
