Question about a red oak in Kalamazoo with bark peeling off one side

I looked at a red oak on a customer's lot in Kalamazoo last week and about a quarter of the trunk has bark peeling back, but the crown still looks full and green. Wondering if that's sunscald from the hot summer or something I should be more worried about. Has anyone seen bark peel like that and still keep the tree going for long?
