Update: chose between patching my 1952 Nob Hill roof or full reroof, picked the patch, kinda regretting it
So my roof over the back bedroom started leaking after that hail in April, and I got two bids. One guy quoted $1,400 to patch the bad section, the other wanted $9,800 for a full tear off on the whole house. The house is from 1952 and the shingles are shot in spots but the guy said the decking was still solid. I'm trying to save for a new furnace before winter so I picked the patch, felt smart about it for about 3 weeks. Then we got that big rain two Fridays ago and I found a new wet spot on the ceiling about 6 feet from where they fixed it. Called the patch guy back and he said that area was already compromised and it's not what he worked on, which is fair I guess but still stings. Now I'm wondering if I just lit $1,400 on fire and the full reroof is coming anyway. Anybody here gone the patch route on an old Nob Hill house and had it actually hold up more than one season?
